⭐⭐⭐⭐⭐ If you are looking for a real estate agent, Larry Giammo is your guy. Larry served as the selling agent for a condo we just sold in Olney, MD. From start to finish, Larry was an exceptional help to us every step of the way. We started the process by doing a “walk through” of the property where Larry identified areas that he recommended we address to improve the appearance of the condo. He left it up to us how much we wanted to do. After that was decided, Larry immediately hired a contractor that he works with frequently to come in and make all of the upgrades and repairs. Larry oversaw this work without any input needed from us (but he was always readily available if we ever had questions or a need to discuss anything). After checking with us to see if it was OK, Larry even purchased several items (a bathroom vanity, vent covers, outlet and switch covers, etc), for the contractor to install, so we did not even have to shop for anything! This was a huge help, because from his experience, Larry knew exactly what would fit and what would look nice, so this saved us an enormous amount of time and effort. After the repairs were completed, we consulted with Larry regarding the list price. With his advice, we easily came to an agreement on the asking price and Larry made the listing immediately. The very next day, we received an offer on our condo that was over our asking price! Larry was, again, extremely helpful in addressing a few items that came up in the home inspection. This involved Larry liaising with the condo association and the condo association’s contractor which got tricky due to all of the parties involved, but we stepped back and let Larry represent us which worked out wonderfully. Larry expertly negotiated with the buyer on a few of the items from the home inspection to find an equitable outcome for all parties. Larry’s past experience with working with condo associations was key here. In the end, our condo sold for the highest sale price ever in our condo community. ⭐⭐⭐⭐⭐ It was such a pleasure working with Larry on the purchase of my new property. He far exceeded my expectations based off my previous experience. I first worked with Larry on the sale of my sister’s home after she unexpectedly passed away last summer. My Dad and I were introduced to Larry. The home needed improvements before we listed the property for sale. Unfortunately both my Dad and I live out of state so it was going to be hard to coordinate getting the work complete as soon as possible. Larry offered to take the lead with all the repairs needed. He met with contractors, got quotes, gathered materials, and made himself available to get the contractors access to the property as needed. Once we listed the property for sale Larry made himself available every day to go by in the morning and stage the house. Every night he would go by to ensure to turn off all the lights and lock all the doors. We had the property under contract in 4 days.
I recently decided to relocate back to the DMV where I was born and raised. I reached out to Larry to get his assistance on finding a home. I am still currently living in South Carolina so I knew it was going to be difficult to find a home in MD. Larry offered to assist in anyway possible including walking any properties I might be interested in. I usually was able to have a friend or family member walk with Larry and we also did several Zoom calls on properties I was interested in. I came up to visit in early April and looked at over 10 properties in just a few days with Larry. Turns out the last one we saw right before flying back south is now my new home. The market is tough on buyers right now with such a limited inventory. I was also pretty specific on exactly what I was looking for and what areas I would consider buying a home in. Larry used his experience to offer suggestions and we worked together to come up with a great strategy on how to approach the offers we made. Once we did find my new home Larry again got right to work. Even though we didn’t have the highest offer our contingency on being able to close within 21 days was more important to seller. That gave us very little time to coordinate and get everything in place in time to close. Larry again made himself available to meet with the home inspector and also took the lead on getting some minor repairs done before closing. He also stayed in constant contact with selling agent, title company, and mortgage company to make sure we had everything in place in time to close. Luckily everything went smoothly and we closed as promised on the 30th.
